Charles/Erik, age difference and neighbors

I remember a fic where Charles and Raven were living with Kurt and Erik lived in the house/building next to them. Erik was slightly older, with Charles still being a teen?

Also, /I think/ it was no powers and Erik was some sort of metal artists or something like that?

Raven also ran away a lot.

I may be mixing up two different fics but I think that's right! Thanks!
